Property inventory form

A form to comprehensively record the condition of a property.

For use both immediately when a tenancy is granted ("check in") and at the end of a tenancy ("check out").

Given that any claim for damages or deduction to a tenant's deposit must be evidenced, an inventory is an essential document for recording, in respect of each item:

  • Condition at the outset.
  • Damages and deterioration that have occurred (over wear and tear) during the tenancy.
  • Cleanliness, and standard of any cleaning undertaken.

Each page provides a space for the following three parties to sign or initial, to record their agreement:

  • Landlord or agent.
  • Tenant(s).
  • Third party who has paid the deposit (if applicable) e.g. council representative.

Any additional documents (e.g. photographs, cleaning receipts) should be attached to the inventory form once completed.
